We are revealing our new development project in Prague – NEAR living. This extensive residential development, located within reach of Karlín and Palmovka, will, upon its completion in 2027, offer unique housing in one of the fastest-growing districts of the Prague. NEAR living will comprise a total of 212 residential units ranging from studios to two-bedroom apartments, 101 parking spaces in an underground garage, commercial premises, and a 425 m² community garden.

The project, located within easy reach of Karlín, Palmovka, and Holešovice, was designed by the architectural studio Ian Bryan Architects, with sales entrusted to the real estate agency Luxent.
NEAR living represents a key milestone for our entire group, but we did not want to inform the public before we had obtained all the necessary permits and were ready to, as they say, break ground. We have been actively engaged in development projects since our inception, with several in various stages of preparation. Today, I can announce that NEAR living is our first large-scale development project with a building permit. Construction will begin this September, with completion planned for the end of 2027. Our goal is for the entire construction process to proceed according to plan so that we can offer Prague – which has long suffered from a shortage of housing – more than 200 additional apartments. We will publish information on prices, layouts, the number of individual units, and other details of interest to potential buyers on October 1, 2025.
