Fidurock Group continues to invest in rental housing and the revitalization of historic apartment buildings. In the Realitní Club podcast by the news portal newstream.cz, Michal Vencl, Development Director of the real estate investment group Fidurock, spoke about how century-old buildings can be transformed into modern and sustainable homes for today’s generation.
We are renovating a building that has stood here for 100 years — and thanks to modernization, it will stand for another 100.
In the renovation of apartment buildings, we focus primarily on Prague and Brno, where the group has been acquiring older residential buildings and giving them a new life since 2014. The renovated apartments are then offered for sale or rent. Today, the group’s portfolio includes dozens of properties and hundreds of apartments worth billions of Czech crowns.
According to Michal Vencl, renovations offer a number of advantages over greenfield construction — from faster permitting processes (8–12 months) to alignment with sustainability principles. The modernized buildings are equipped with smart technologies, energy-efficient lighting, and eco-friendly features that improve operational efficiency and living comfort.
“The younger generation of clients increasingly prefers ecological features such as solar panels, smart lighting, and modern waste management,” adds Vencl.
In addition to renovations, Fidurock also focuses on the efficient use of space — for example, through rooftop extensions that expand the capacity of apartment buildings. In some projects, the group plans top floors of up to 120 square meters, creating new and spacious apartments, particularly in the sought-after centers of Prague and Brno.
Fidurock Group has long focused itself on the rental housing segment, which it sees as a stable and promising path for both investors and tenants. In 2024, the group also established a fund focused on rental properties, open to small investors as well.
